Frequently Asked Questions: Doing Business & Buying Property in Bali

Answers to the questions foreign investors from Australia, the UK, Europe, Turkey and the UAE ask us most about setting up a company and investing in property in Bali. Last updated: October 2026.

A PT PMA (Perseroan Terbatas Penanaman Modal Asing) is an Indonesian limited liability company with foreign shareholders. It is the main legal vehicle foreigners use to run a business, employ staff, sponsor work permits and hold certain property rights, such as HGB title, in Bali and the rest of Indonesia.

Under BKPM (Ministry of Investment) Regulation No. 5 of 2025, a PT PMA generally needs a planned investment above IDR 10 billion per business activity (KBLI) and location, with a minimum paid-up capital of IDR 2.5 billion. Requirements vary by business line, so we confirm the exact figures for your KBLI codes before you commit.

Foreigners cannot hold freehold (Hak Milik) land in Indonesia. They can lease land or villas (leasehold), hold a residential Hak Pakai (right of use) title for up to 80 years in total, or own property with HGB title through a PT PMA. Bali Advisory helps you choose the structure that fits your plans.

Leasehold can be safe when the land title, zoning, owner identity and lease terms are checked before signing and the lease is notarised. Most problems come from unclear titles, family ownership disputes and weak extension clauses. Our leasehold due diligence reviews all of these before you pay.

Bali leases are commonly agreed for 20 to 30 years, often with an option to extend. The extension price and conditions should be written into the original notarial lease, otherwise the owner can renegotiate later. We review and negotiate these clauses for you.

Yes. Renting a villa to tourists in Bali requires the property to be operated through a properly licensed business with the correct tourism accommodation activity, plus local permits and tax registration. Bali Advisory handles the licensing and ongoing tax reporting for villa owners.

A PT PMA must file monthly and annual corporate tax returns, submit quarterly LKPM investment activity reports through the OSS system, and keep its company records up to date. Missing LKPM reports can lead to sanctions. Our back-office team can file these on your behalf.
